Published figures from one national guide, published on 1 October 2026, with the source shown. They are national and indicative, not Toowoomba quotes.
The QBCC says a licence is needed for building work valued over $3,300, in the class that fits. Ask each business which classes it holds and for the number.
The roof and wall cladding class excludes painting roofs, and the painting and decorating class covers applying protective substances. Ask who applies the coating and under which licence.
One national guide says about $25 to $50 per square metre, or $4,500 to $11,000 for a typical single-storey home. These are national figures and not Toowoomba quotes.
The guide lists inspection, a high-pressure clean, repairs, rebedding, repointing, coating and clean-up for a tile roof. Ask each business to list its own stages in writing.

A restoration keeps your existing tiles or steel and returns them to a sound, watertight state. One national guide, published on 1 October 2026, calls it the middle option between a quick fix and a new roof. It says restoration suits roofs whose tiles or sheets still have life but whose pointing, paint or fixings have worn. Ask each restorer to say which of the three your roof needs, and why.
The guide lists seven stages for a tile roof: inspection, high-pressure clean, repairs, rebedding, repointing, coating and clean-up. A pressure wash and one coat of paint is not a full restoration, though some companies use the word that way. Ask each business to list its stages in writing, so quotes line up. A shorter list can mean a lower price, or a gap you only find later.
The guide says concrete tiles lose their coloured surface over 15 to 25 years and are usually sealed and coated. It says unglazed terracotta does not need painting to stay weatherproof, and glazed terracotta should not be painted at all. Metal roofs need rust treatment and a primer made for metal. Tell each restorer what your roof is made of, and ask how the method changes.
The Bureau of Meteorology station at Toowoomba Airport sits 641 metres above sea level and averages 740.1 millimetres of rain a year. Its highest daily fall is 166.4 millimetres, on 9 February 1999. It has recorded a wind gust of 111 kilometres an hour, on 18 November 1998. Wikipedia says Toowoomba's elevation and exposed position bring more frequent high winds, hail and fog.
The same station records a mean daily solar exposure of 24.9 megajoules per square metre in January and 11.9 in June, and it averages 36.5 days a year of 30 degrees or more. Its lowest temperature is minus 1.8 degrees, on 19 July 2004. A roof here sees strong summer sun, cold winter nights and storms, and a coating has to cope with all three. Ask what the product is rated for.
The Queensland Building and Construction Commission says a QBCC licence is needed for building work valued over $3,300, in the class that fits the work. Its roof and wall cladding class includes refurbishing and maintaining roofs but excludes painting roofs. Its painting class covers applying protective substances. Ask each business which classes it holds, for the number, and check the register yourself.
The QBCC roof and wall cladding scope says roof cladding other than terracotta and concrete roof tiles. That wording means a business that restores a tiled roof may hold a different class from one working on steel. We have not checked what applies to your job and we do not check anyone. Ask each business which class it holds for your roof type and how it covers the coating stage.
Because the roof and wall cladding class excludes painting roofs, ask who will apply the sealer and the top coats, and which licence class covers that work. The QBCC painting class covers applying paint or other substance for protective, decorative or technical purposes. A quote can name one business for the whole job, so ask who is on the roof for each stage and what licence covers it.
The Queensland Government says asbestos is common in houses built before 1990 and that, in good condition, it is not dangerous. Damaged asbestos can cause serious disease. If your roof is old, ask each business how it handles suspected asbestos sheets, and read the government page. Do not let anyone scrub, spray or break sheets until you have an answer. The Yakka guide says pressure cleaning asbestos cement roofs is prohibited.
The guide puts a full restoration at about $25 to $50 per square metre, or $4,500 to $11,000 for a single-storey home with a 150 to 220 square metre roof. A pressure clean is $3 to $7 per square metre, and sealer with two coats is $15 to $30. These are national ranges, not Toowoomba quotes, and the publisher is a labour platform that also lists roof repairers.
The guide says rebedding and repointing ridge and hip caps costs $35 to $60 per linear metre and that most homes have 40 to 70 metres. It says the ridge work is the part that keeps water out, while paint makes a roof look new. If the budget is tight, ask for a quote with and without the coating. Ask how many metres of ridge are in the price.
Rusted valleys are a common leak source, and the guide prices replacement valley irons at $60 to $120 per linear metre. On steel roofs it prices replacing all screws at $900 to $2,000 per roof. These items sit outside a headline rate more often than people expect. Ask the restorer to inspect the valleys, flashings and fixings, and to say in writing what is included and what is extra.
The guide says two-storey homes typically add $1,500 to $5,000 for scaffold or extra edge protection, and that steep roofs cost more because crews work in harnesses. It also says roof work with a fall risk over two metres needs fall protection. Ask who supplies the edge protection, whether it is in the price and what the crew does if wind picks up on the day.
The guide says coatings need dry weather and mild temperatures, and should not go on if rain is due within a few hours or dew will wet uncured paint. At Toowoomba Airport, August averages 29.6 millimetres of rain and December 103.5. Ask each restorer when they would clean, repair and coat, how long drying takes and what happens to the schedule after a storm.
The guide says a good quote lists the roof area, the metres of ridge to be rebedded and repointed, the tile or screw replacement allowance, the coating system and colour, safety equipment, clean-up, warranty terms and payment stages. Ask for each one. A one-line quote is hard to compare, and the guide lists one coat, no primer or no mention of coats as warning signs.
The guide says coating warranties usually depend on the product being applied at the specified thickness on a clean, prepared roof, and that a warranty may come from the manufacturer, the contractor or both. Ask what the warranty covers and who backs it, and ask for it in writing before you pay a deposit. A long promise from a business that has only just started is worth a closer look.
